What is Stamp Duty?
Stamp duty β called transfer duty in Victoria β is a state or territory tax paid when you buy property. It is one of the biggest upfront costs of buying a home in Australia, often tens of thousands of dollars. Each state has its own duty rates and brackets, which is why a stamp duty calculator needs to cover every state separately.

Is stamp duty the same in every state?
No. Each state and territory has its own rates, brackets and concessions. The calculator covers NSW, VIC, QLD, WA, SA, TAS, ACT and NT.

Within 90 days of settlement in most states, or within 30 days of the contract date if you do not settle. Your conveyancer normally arranges payment.
Is stamp duty tax deductible?
For an investment property the duty is added to the cost base for capital gains purposes. For your own home it is not deductible.
